ABOUT THE ROLE:

We are currently recruiting for motivated, reliable and customer focused Facilities Manager Officer/Caretaker to join our team based in Thorn Turn, Dunstable, LU5 6GJ.

Job Type: Permanent - Full Time.

Pay Rate: £12.54 ph .

Working Hours: 37 Hrs per week Monday to Friday 07.30 Hrs to 16.00 Hrs.
There will be some requirement to travel between CBC sites using your own vehicle and we will reimburse business mileage at 45p per mile.

Start Date: Immediately.

Role Summary:

To assist in the provision of a customer focused Facilities Management service for one of the Council`s main operational building. The service will include reception duties, overseen the cleaning team, caretaking, portering, couriering, archiving & maintenance service and out of hour`s reception.

You will work with the site teams to ensure excellent service delivery and that our clients have a better day, every day.

Your responsibilities and Key Areas of work may include:
- Provide early & late reception cover at the council`s principal workplace office buildings.
- Assist all customers with their general enquires.
- Support Customer Service Centre at busy times e.g. answering reception telephone calls.
- Issue visitor / contractor ID badges.
- Assist visitors in their enquiries throughout the building.
2. Assist in the provision of a professional portering service within & between the main operational
offices.
- Relocating office furniture.
- Tranporting large water bottles.
- Sorting and distributing of external / internal post when required.
- Assist with office removals.
- Collect / deliver parcels to and from Service Delivery Units.
- Collect recycling bags and deliver to designated area.
3. Assist in the provision of a professional caretaking service within the main operational buildings.
- Clean and remove rubbish in areas not covered by cleaning contract as necessary
- Monitor general cleaning standards in the absence of the Facilities Supervisor / Manager.
- Clean all main ground floor windows on a weekly basis under the direction of the Facilities Supervisor.
- In the absences of the daytime cleaner you will undertake any emergency cleaning as necessary.
- Report faults within the building to the Facilities Management helpdesk or the Facilities Supervisor.
- Clean the back courtyard on a weekly basis or as necessary.
- Prepare refreshments for early evening meetings.
- Clear paths and executive car park when covered in snow or ice.
- Restock internal vending machines.
4. Assist in the provision of the day & night time security service for the main operational buildings.
- Ensure the buildings are opened and closed for business including un-setting and setting of all security
alarms.
- Act as a key holder to open, clear, close & secure all areas of the buildings.
- Occasionally attend emergency call outs.
- Attend security incidents and report all incidents to the Facilities Manager.
- Add incidents to the diary and incident log.
- Undertake occasional patrols of the premises to ensure security of the building and content, checking
heating, lighting, lifts and fire doors.
- Monitor internal CCTV system when required.
- Respond to internal alarms.
- Assist in monitoring the use of the courtyard car park to deter unauthorised parking.
5. Take a proactive role in the Health, Safety & Welfare within the main operational buildings.
- Assist in the daytime evacuation of the buildings and on occasions act as the duty officer for evacuation
after normal working hours.
- Assist in the lift rescue operations (Training will be provided).
- Carry out first aid to staff, members & public (Training will be provided)
- Identify hazards around the building and ensuring that the Facilities Management Helpdesk is informed.
- Check monthly that the lift telephones / auto diallers are working.
- Assist in the weekly testing of the fire alarm system & maintain the appropriate records.
6. Assist in the provision of a customer focus and professional minor maintenance service within the main
operational buildings this service will include:
- Decorating small areas.
- Minor plumbing repairs including replacing toilet seats, chains , ballcocks washers etc.
- Attend to small blockages in toilets, unblocking sinks, traps, toilets & waste pipes
- Minor carpentry works such as, adjusting doors, putting up shelving, signs, soap dispensers & notice
boards.
- Changing locks, door handles etc.
- Assist with filter changes.
- Changing light tubes / bulbs.
- Repair / replace ceiling tiles
- Boarding up broken windows
7. Carry out minor items of Planned Preventive Maintenance on the main operational buildings as
directed by the Facilities Supervisor. (Training will be provided)
- Test communications equipment and emergency sounders
- Inspect & clean supply & extract fans,
- Check the boilers, heating pumps & calorifiers are working
- Check isolating valves, gas alarms & toilet service.
- Check all lighting daily when opening and closing the building
- Check / monitor temperature of hot water
- Run showers / taps
- Check door closers are operating correctly
- Check external fire exits door are operating correctly & door alarms are working.
- Check emergency lights are working correctly
- Take meter readings as instructed
- Replace / clean air filters
- Regularly inspect and clean portable heater and air cooling units
- Regularly check all tools used by the team to ensure they are in a safe condition
- Ensure all records are completed in accordance with the guidelines.
8. Assist in the provision of a professional Portable Appliance Testing (Visual inspection) service within
the main operational buildings:
- Carry out formal visual inspection of portable electrical equipment (Training will be provided)
- Assist in recording the results of the inspections
- Assist in maintaining a log of portable electrical equipment, including the labelling with ID number and
undertakes visual checks in accordance with the relevant regulations.

Previous experience is desirable; however, full training will be provided. You will need to present and conduct yourself in a professional, courteous and appropriate manner in accordance with the Company policies, procedures, guidelines and values.
